KITCHEN REMODEL

Demolition & Preparation

  • Remove existing kitchen cabinetry, countertops, backsplash, fixtures, and appliances as required.

  • Remove existing pantry closet.

  • Remove flooring.

  • Demo as required for revised kitchen layout and new primary bedroom entry configuration.

  • Investigate and address water damage at deck door.

Framing / Layout Modifications

  • Shift primary bedroom entry to access from hallway.

  • Frame and patch walls/ceilings as required for revised opening locations.

  • Modify kitchen layout to accommodate relocated island and updated appliance configuration.

Mechanical / Electrical / Plumbing (MEP)

  • Relocate HVAC components as required for new kitchen layout.

  • Relocate island plumbing for sink and dishwasher.

  • Relocate electrical to accommodate new island location.

  • Adjust ceiling lighting layout to best suit final kitchen design.

  • Provide electrical for microwave drawer.

  • Provide electrical and venting accommodations for recirculating hood insert.

  • Option: Install undercabinet lighting.

  • New plumbing fixtures as selected.

Cabinetry / Millwork

  • Install new kitchen cabinetry.

  • Relocate kitchen island.

  • Incorporate microwave drawer into island cabinetry.

  • Install recirculating hood insert within custom cabinet enclosure.

  • Refrigerator to remain in existing location.

  • Range and hood to shift slightly to align with revised layout.

  • Install cabinetry and countertop at eat-in dining area.

  • Add decorative beam through great room and kitchen center vault.

Countertops / Tile / Finish Surfaces

  • Install new countertops.

  • Install backsplash.

  • Replace flooring throughout affected areas.

  • Paint walls, ceiling, trim, and patched areas.

Appliances & Final Installation

  • Install owner-selected appliances.

  • Final plumbing fixture installation.

  • Final electrical trim, lighting, and hardware installation.

PRIMARY BATHROOM REMODEL

Demolition & Preparation

  • Remove existing built-in tub.

  • Remove existing shower finishes and components.

  • Remove existing vanity cabinets, countertops, mirrors, and accessories.

  • Remove tile flooring in bathroom and water closet areas.

  • Remove existing bathroom exhaust fan.

  • Option: Remove and replace existing toilet.

  • Option: Remove existing closet shelving system.

Mechanical / Electrical / Plumbing (MEP)

  • Shower plumbing locations to remain in existing locations.

  • Install plumbing for freestanding tub and floor-mounted tub filler.

  • Install new faucet fixtures and bath accessories.

  • Replace bathroom exhaust fan.

  • Option: Install new toilet.

Shower / Waterproofing / Tile

  • Replace shower assembly.

  • Install tile shower with tile extending to ceiling.

  • Install shower waterproofing.

  • Replace front shower wall with full glass enclosure.

  • Install recessed shower niche on shared closet wall.

  • Install new tile flooring in bathroom and water closet.

  • Install tile accent walls to act as fireplace surround, vanity backsplash, and tub surround

Cabinetry / Fixtures / Finish Work

  • Install freestanding tub.

  • Install two new vanity cabinets and countertops.

  • Install new mirrors, plumbing fixtures, and accessories.

  • Paint walls, ceilings, trim, and repaired surfaces.

 

 

PROJECT CONSIDERATIONS

  • Finished basement ceiling below remodeled areas may limit plumbing, HVAC, electrical relocation, or require exploratory work.

  • Vaulted kitchen ceiling may impact lighting layout, HVAC modifications, and hood/cabinet detailing.

  • Final layout subject to field verification and trade coordination.
